Landscape Guidelines

Major landscape changes in Heritage Knolls require approval from the Architectural Review Committee before work begins. This ensures that all exterior modifications maintain the character and quality of our community.

If you are planning significant landscape work – including drainage modifications, tree removal, retaining walls, or any changes that affect lot drainage patterns – please contact the Architecture Review Committee for guidance before starting your project.

What to Include with Your Landscape Submittal

For landscape review, please provide:
– Plat of Survey showing the proposed work
– Description of plantings, materials, and dimensions
– Landscape plan from contractor (if available)
– Photos or examples of materials being used
– Name and contact info of installing contractor 

Important Reminders

Drainage: Homeowners are responsible for maintaining the existing drainage plan approved by the Village. Any landscape modifications must not alter how stormwater flows across your lot or onto neighboring properties.

Easements: Plantings, structures, and landscape features placed within easement areas may be removed at the owner’s expense by the Village or utility provider if access is needed.

Village Permits: Some landscape projects (retaining walls, fences, drainage modifications) also require permits from the Village of Frankfort in addition to HOA approval.
